Repair or replace: the honest thresholds
Most doors are worth repairing, and we will say so. Replacement earns its keep in four situations.
- The panels are failing structurally: rot on a wood door, delamination or rust perforation on a steel one, or dents deep enough that the section no longer holds its shape. A cosmetic dent is a panel job, not a new door.
- The door is just the wrong door for the house: uninsulated on an attached garage, or a builder-grade single-skin panel on a house you plan to keep.
- Or the repairs are stacking up, and two or three service calls in a couple of years on an aging door is money already moving toward a replacement.
- Or you are selling, in which case the door is the first thing in the listing photo and garage door replacement consistently ranks among the highest-return projects in Remodeling magazine’s annual Cost vs. Value report.
Materials and insulation
Four material families, and the choice comes down to where the garage sits and how much upkeep you will tolerate.
Non-insulated steel
Non-insulated steel is the cheapest door on the lot and the right answer only for a detached garage you never heat.
Insulated steel
Insulated steel is what most DMV homes should have: two steel skins with polyurethane or polystyrene between them.
Past the energy question it is stiffer, quieter, and survives a bumper better than a single skin.
Wood and wood composite
Wood and wood composite carry the best looks and the highest upkeep, since real wood wants refinishing on a schedule and composite does not.
Full-view aluminum and glass
Full-view aluminum and glass suits contemporary houses and floods the garage with light, with insulated and privacy glazing available.
Insulation is quoted as an R-value
Insulation is quoted as an R-value, and how the door is built decides the number. Typical ranges run about R-0 to R-2 for a non-insulated single-layer door, roughly R-6 to R-9 once polystyrene is in there, and roughly R-12 to R-18 for a polyurethane-insulated door. Those are typical rather than universal, so ask us for the rating on the specific door you are considering rather than a category average, and we will pull it off the manufacturer sheet.
What an installed price includes, and what it doesn’t
Ours covers the door itself, new tracks sized to your headroom, new rollers, hinges and brackets, a spring system matched to the weight of the door you chose, weather seal at the bottom and around the frame, removal and haul-away of the old door and hardware, and a full balance and safety test before we leave.

What it does not cover, and we will tell you before the day: a new opener if you want one, which is a separate line and often bundled; structural work if the opening or the framing has to change; electrical work if there is no outlet where the opener needs one; and painting or trim carpentry around the opening. When your quote and somebody else’s are far apart, this list is usually where the difference is hiding.
Permits
A like-for-like replacement, meaning the same opening at the same size with no framing changes, does not require a permit anywhere we work in Maryland or Northern Virginia. That is the answer for the great majority of the doors we fit. Washington, DC is the exception: the District requires a permit even for a replacement in kind, and we tell you what that involves before any work starts.

If the opening is being enlarged or the framing changed, that is structural work and may need one. Converting a garage to living space is a different project again. We tell you which side of that line your job falls on during the measure visit, before any work starts, so a permit is never a surprise that turns up mid-install.
How long a garage door installation takes
A standard single or double door takes a few hours on one visit: old door out, new tracks and hardware in, door hung and sectioned, springs wound and balanced, opener reconnected and tested, garage swept. Two doors is usually a full day. Custom sizes, carriage-house hardware and full-view glass run longer.

What affects the cost
Five things move an installed garage door price.
- Size first, because a double door is not twice a single but it is a real step up. Then material and construction, from single-skin steel at the bottom of the range to insulated wood composite at the top.
- Then insulation level.
- Then windows, which add glass cost and labor both.
- And finally whether you bundle a new opener, which most people do when the old door goes, because a fresh spring system paired with a fifteen-year-old opener is a mismatch waiting to happen.
All of it comes back as one installed price at the free design visit, with removal of the old door already in the number.
